Jay Niedermeyer, aka Mr. Niedermeyer, was the original owner of the Niedermeyer Building inThe Wayans Bros. episode titled New Lease on Life. The part of Mr. Niederrmayer is played by veteaan actor/comedian Pat Harrington, Jr., who is perhaps best known to TV viewers  as building superintendent "Schneider" on the long-running 1970's CBS-TV sitcom seriees One Day at a Time.

About Jay Niedermeyer[]

Mr. Neidermeyer who is an old friend of Pops, and is known to be very ambitious young businessman, as a young building developer and architect, Jay, within 25 years, was able to become wealthy enough to build what became The Niedermeyer Building, the Manhattan hi-rise which houses Pop's Diner and Shawn's Newsstand in the main lobby section. Also known to be insanely jealous over the affections of his beautiful wife Trish (played by Adrienne Barbeau),.

Shawn, whose lease for the newsstand was up in the episode "New Lease on Life", has to go to Trish, who was granted the ownership rights to the building by husband Jay, apparently for her "lovemaking prowess"! When Jay invites the boys to his upstairs penthouse, Shawn resists her amorous advances while Jay is in another room, the den of their penthouse showing Marlon his gun collection! The next evening Shawn, who is able with Marlon to sneak up to the top of the building, in spite of an alarm system installed in the building, by climbing up a stairside rail on the side of it, is able to get his lease renewed still, if not by blackmail, by threatening to tell Mr. Niedermeyer, who returned early from a planned weekend business trip and does'nt know of their presence there, the reason he and Marlon are there again!

By season 2, the script is written as Jay having sold the building to another developer.
